What this means
Stamp Duty Land Tax is a tax you pay when buying property or land above a certain price in England and Northern Ireland. It is charged in bands, so you only pay each rate on the portion of the price within that band. First-time buyers pay less, while second homes and buy-to-let purchases pay a 5% surcharge.
Frequently asked questions
Buyers of property or land over £125,000 in England and Northern Ireland usually pay SDLT. First-time buyers pay nothing up to £300,000 on homes worth £500,000 or less.
If you buy a second home or buy-to-let property worth £40,000 or more, you pay a 5% surcharge on top of the standard rates for each band.
No. Scotland charges Land and Buildings Transaction Tax (LBTT) and Wales charges Land Transaction Tax (LTT). Both have different thresholds and rates from SDLT.
