What Council Tax Band Am I In — and Can I Get It Lowered?

How council tax bands work

In England and Scotland, every home is placed in a band from A to H (A to I in Wales) based on its estimated value on a fixed historic valuation date — 1991 in England and Scotland, 2003 in Wales. The band, not your current house price, sets your bill.

Your local council then sets the actual charge for each band each year, so two identical homes in different council areas can pay different amounts.

How to check your band

You can look up any property's band for free on the GOV.UK Valuation Office Agency (VOA) site in England and Wales, or the Scottish Assessors site in Scotland.

Could your band be wrong?

Because bands were set quickly decades ago, some homes were placed in the wrong band. A well-known check is to compare your band with similar neighbouring properties — if yours is higher than identical homes nearby, it may be worth investigating.

Be cautious: a challenge can result in your band going up as well as down, and neighbouring bands could be reviewed too. Gather evidence before you act.

  • Check what your property was worth around the valuation date.
  • Only formally challenge if the evidence supports a lower band.

Discounts and reductions you might miss

Separate from your band, you may qualify for a discount: a 25% single-person discount, exemptions for full-time students, and reductions for people on low incomes or certain disabilities.

These are claimed through your local council and can cut your bill significantly, so it is worth checking even if your band is correct.
